Alibaba boss opens flat door to $300m record
Alibaba.com (1688) founder and chairman Jack Ma Yun, left, has bought a luxury duplex penthouse, with the price tag of HK$42,325 per square foot setting another record in Asia's luxury property market.
The leader of the online business- to-business marketplace operator splashed out about HK$300 million for the 7,088 sq ft duplex on the 52nd floor of Branksome Crest in Mid-Levels. The unit has five bedrooms, and includes a garden on the roof occupying 2,771 sq ft. Ma bought the property directly from developer Kerry Properties (0683), sources said. Ma was not available for comment when approached by The Standard. The deal broke the record for not just Hong Kong, but the whole of Asia. The previous record was held by the purchase of House 1 at 8 Severn Road on The Peak, when a businessman paid about HK$41,000 psf for a 5,100 sq ft semi-detached townhouse. Top rents at Branksome Crest, completed in 2004, are stable at HK$70 psf, and are on par with houses on The Peak. Deborah Ho Chiu-hung, daughter of Macau gaming magnate Stanley Ho Hung-sun, lives on the 51st floor. Ma's personal worth is estimated at HK$12.7 billion following the listing debut of Alibaba, whose stock tripled in value in the first day of trading. If you fancy paying HK$10,000 a year to rent space for your bathtub, or HK$5,760 a month for a spot to spread your favourite eight by 12 foot rug, Kerry Properties has just the place for you.
With rents for luxury flats approaching record 1997 levels, the developer hopes to rent out a 7,088-square-foot penthouse at Branksome Crest in Mid-Levels for what it says would be a record HK$60 per square foot, or about HK$400,000 a month.
``There is sustained demand for those unique penthouses from bankers and company chairmen,'' Ricacorp Properties senior district manager Douglas Yeung said.
But he said the penthouse will probably take a while to let, given its cost, compared with the typical 2,400-sq-ft apartments at Branksome Crest, on offer for about HK$100,000, or HK$45 psf a month.
Hong Kong developers haven't seen the likes of this rental market since 1997. That year, luxury apartments at Swire Properties' The Albany project in Mid-Levels rented for HK$40 to HK$50 psf - up to HK$300,000 per month, Yeung said. On Island South, rentals for Hongkong and Shanghai Hotels' The Repulse Bay project surpassed HK$55 psf.
All told, Chu said, Kerry could reap an annual lease income of about HK$90 million from the 64 units at the newly completed Branksome Crest.

Lee Hsien Yang selling ‘resort-style’ home for US$12 million amid demand for luxury properties
The bungalow sits on a land size of 9,888 square feet and has six bedrooms, two living rooms, a walk-in wine cellar and an infinity poo
Lee Hsien Yang, who is the younger brother of Prime Minister Lee Hsien Loong, has listed a two-story “resort-style modern bungalow” on Caldecott Hill on the market but declined to tell reporters why.
He sold another nearby luxury property to a businessman, according to a report, joining other wealthy individuals feeding a frenzy for Singapore’s bungalows, which are the local equivalent of a mansion.
The nearly 10,000 sq ft property currently on the market has six bedrooms, five bathrooms, a basement, and a pool, according to photos shared online. Public records showed that the house was owned by the 64-year-old Lee and his wife Lee Suet Fern.
Other amenities of the house included two living rooms, a dining room that can accommodate 20 people, a wine cellar, and a koi pond, said the PropertyGuru website, where the house has been listed since a week ago. It also boasts “total privacy.”
The brothers and their sister Lee Wei Ling grew up in a house on Oxley Road that later became the object of a family feud.
Property analysts recently noted a growing class of ultra-rich individuals purchasing landed properties. One of them was Ian Ang, maker of Secretlab gaming chairs, who purchased a property at 27 Olive Road in the Caldecott Hill area.

影星周星馳(星爺)遭前女友于文鳳追7,000萬元投資分紅案,近日在法庭開審,令周星馳本人、以至其山頂大宅「天比高」再度成為城中焦點。說到超級豪宅天比高,可謂充滿傳奇,除被周星馳視作為「Dream House」,一直保留作自用外,該屋地在過去三十年來數度易手,業主身份及遭遇也相當富戲劇性。

山頂普樂道10至18號屋地(前稱天比高),位處於太平山之巔,佔地面積近4.4萬平方呎,能飽覽維港兩岸景色,有「亞洲第一豪宅」之稱。物業原先為滙豐銀行的大班屋,多任滙豐主席均曾擇居於此。
及至九十年代初,滙豐以約8,500萬元將物業售予八百伴總裁和田一夫,但後來因為生意不景,八佰伴倒閉兼破產,和田一夫將物業以當時的天價3.7億元轉售予明珠興業創辨人黃坤,並將之命名為天比高。
沙士後3.2億購入 十年間套現14.5億
惟其後遇上金融風暴,樓價暴跌,黃坤陷入財困,物業最終淪為銀主盤。至2004年沙士之後,當時發展商投地意欲低迷,周星馳「爆冷」以3.2億元投得天比高地皮,並引入菱電合作發展,將地皮重建為四間獨立屋。每間獨立屋樓高四層半,建築面積由7,500至8,000多平方呎不等,並設有詛逾5,000平方呎的花園及泳池。
其中三間獨立屋在2009至2011年間成功售出,作價分別由3億至8億元不等,合共套現14.5億元,其中一名買家為成都富豪徐穗宣。而周星馳本人則保留12號大屋作自用,現已抵押予銀行,保守估計其市值約11億元。
九十年代涉足樓市 屢屢短炒獲利
事實上,周星馳向來投資有道,九十年代開始涉足樓市,屢屢短炒獲利。如1992年以2,380萬元購入半山梅苑複式戶,半年後易手帳面大賺300萬元。1993年又斥約5,000萬元購入淺水灣怡峰兩伙複式戶,三年後售出,帳面賺約2,200萬元。
1996年他又以8,380萬元購入普樂道7號大屋作為自住,一直至2006年以約1.17億元售出,帳面賺約3,320萬元。及後,他亦曾購入大埔比華利山別墅三幢洋房等其他物業。
土地註冊處資料,山頂普樂道1及3號等以28億元售出,買家為HIGH GRAND DEVELOPMENT LIMITED。據公司註冊處資料,該公司董事包括楊建文及林惠英。楊氏與伯恩光學總裁楊建文同名。是宗交易涉及買家印花稅及從價印花稅共8.4億元,為去年樓市加辣後最大宗稅款個案。
由外籍業主持有的山頂普樂道1、3、5號屋地早前推出標售,該地面積合共約5.1萬方呎,現為一幢6層高住宅及一幢洋房,總實用面積逾2.38萬方呎,擁數萬方呎的花園及享海景,若以28億元計算,若以地積比率0.5倍重建,可建樓面約2.55萬方呎,每方呎價樓面地價約11萬元。
而伯恩光學為全球最大手機玻璃屏幕製造商,客戶包括多家知名手機品牌,並於內地設有廠房。
