    Algonquin Provincial Park is located just 3 hours drive from Toronto or Ottawa in the heart of Ontario's north.     Madawaska

    The village of Madawaska is located in South Algonquin approximately 15 minutes drive from Algonquin Parks East Gate. Located on Bark Lake, it offers a small variety of stores including an outfitters, gas stations, general store with a LCBO inside, a public park on the river and a boat launch.

    有亞洲第一豪宅之稱的山頂倚巒,呎價曾經創下5.62萬元的亞洲新高,早前出現首宗二手蝕讓個案,呎價跌至兩萬多元。一片看淡聲中,有買家竟然夠膽斥資7,600萬元入市買超級豪宅,這人是有二十年投資物業經驗的著名漫畫家馬榮成,他笑言:「唔係(金融)海嘯,亦唔會執到件平貨」。記者:湯家明、林志光、朱連峰
    全球金融市場動盪,不少富豪身家大縮水,這亦正是考驗投資眼光的大好機會。九十年代已開始在物業市場投資的馬榮成,先後購入不同種類物業,有豪宅、工廈及寫字樓,投資經驗豐富。
    考慮作長線投資

    馬榮成接受本報訪問時直言,考慮了一天,便拍板買入倚巒。他說,今次不是第一次購置山頂物業(早年他曾購入山頂布力徑獨立屋),由於倚巒頗具名氣,在亞洲區又堪稱最貴洋房,地產代理早前安排他睇樓,睇完一次,他便決定買入。他又表示,「倚巒四周環境好,呢間洋房又有裝修」。他認為,用7,600萬元買入,「係買到件好嘢」。山頂豪宅向來富豪雲集,馬榮成指出,現階段未定是否搬入倚巒自住。他說,「要同屋企人商量」,這間洋房暫時考慮作長線投資,無打算短線炒賣。投資經驗豐富的他,在過去20年,先後沽售至少八項物業,勁賺逾4,457萬元,包括淺水灣怡峰,轉售賺1,200萬元,南區浪琴園轉售賺1,000萬元。目前他仍手持十項物業,現時估值4.17億元,升值近1.5億元。新近一擲數千萬元買入山頂超級豪宅倚巒,實行在動盪的年代,考驗自己眼光。無獨有偶,在他過往購入的投資物業中,同是新鴻基地產出品的跑馬地禮頓山,他亦曾入市成業主。被問及是否新地捧場客,他只表示該集團的物業具一定質素。位於施勳道的倚巒,全數22幢洋房,只有兩幢於二手轉售,馬榮成買入的17號屋,屬其中一間,亦是屋苑首宗蝕本洋房。據聞,原業主被銀行迫倉,需撲水套現,所以才低價出售。市場曾傳出原業主原開價1.9億元,其後股市大幅波動,叫價亦一減再減,叫價調低至1.7億元後,底線價一降再降,由原本底線價1.4億元失守至7,600萬元割愛,呎價僅2.28萬元,為倚巒一及二手最平價洋房。
    年中呎價創新高
    倚巒今年中才締造呎價5.62萬元全亞洲豪宅新高價紀錄,不足五個月內,旋即錄得呎價2.28萬元二手成交,跌幅近六成。本港樓市自金融海嘯吹襲後,豪宅造價已大幅插水,較去年高位普遍跌價三至四成。有業界人士認為,豪宅升浪泡沫爆破,現時部份地方出現「超賣」,因而吸引不少有資金的實力投資人士出擊,視作執平貨良機。
